In Warrington, properties on streets with festive names are worth nearly £55,000 less on average.

Experts at chartered surveyors Stokemont have discovered that, on average, properties on Christmas-themed streets in Warrington have seen a 29.78 per cent decrease in value compared to similar properties on non-festive streets.

Festively named streets in Warrington, such as Holly Road, have an average property value of £129,232, whereas similar properties on non-festive streets in the area average £184,039.

This information has come to light after experts analysed property prices on streets with festive names across England and Wales.

Warrington is ranked second in the list of areas most affected by this phenomenon, following Yarm, where festive street names cause an average 30.16 per cent (£75,269) decrease in property value.

Northwich comes in at third place, with festive streets leading to an average £60,146 (27.77 per cent) decrease in property value.

Waterlooville and Sutton Coldfield round out the top five, with average price decreases of 24.80 per cent (£57,353) and 21.31 per cent (£77,545) respectively.

While some areas see a drop in property value due to festive street names, others are experiencing a boost.

In Newcastle upon Tyne, properties on festive streets have seen a staggering increase in value by 102.22 per cent due to their street names.

In this city, the average house price rose from £202,321 to £409,136 on festive streets.

Southampton follows with an increase of 62.88 per cent (£241,277) due to festive street names.

Properties on festive streets in Woking have seen a boost of £240,490 (39.26 per cent) in average property value.

Interestingly, the survey found that properties on streets with names containing the word 'snowball' are the most lucrative, increasing the average house price by 11.45 per cent (£17,644).

Streets with the term 'reindeer' in the name also saw a significant increase in property value, averaging 9.80 per cent (£19,298).

On the flip side, the term 'Rudolph' has been found to devalue properties by a whopping £130,337 on average, leading to a 23.02 per cent decrease compared to similar properties.

This survey has brought attention to the peculiar relationship between festive street names and property value, highlighting how something as simple as a street name can have a significant impact on property worth.
