PLANS for nine detached houses on land in south Warrington removed from the green belt look set to be approved.
An outline application for the land at North View, on Stretton Road, will come before the development management committee at its meeting on Thursday.
Access would be taken from Stretton Road.
The application is being recommended for approval, subject to conditions, with delegated authority given to the development manager to make ‘non-material changes to planning conditions and reasons as may be necessary’ prior to the issue of the decision.
A report to the committee says the site – which covers an area of 0.5 hectares – is currently ‘covered in grassland’ with a hedgerow on the northern boundary of the site before Stretton Road.
It adds: “Dwellings are located to the west of the application site, with the land to the south consisting predominantly of open agricultural fields with their being part of an agricultural field and access to the east before an agricultural holding.
“There is a residential property and open land on the opposite side of Stretton Road.
“The site was removed from the green belt following the adoption of the Warrington Local Plan 2023.
“Outline planning permission is sought for the erection of up to nine residential dwellings, with vehicular and pedestrian access from Stretton Road. All matters are reserved for future consideration. This means that design, scale, layout, landscaping as well as highway access and parking are reserved for future consideration through a reserved matters application.”
But Stretton Parish Council has raised an objection to the application.
The points it raised, as stated in the report, include that ‘no affordable housing’ is included in the proposal, the density of the development is ‘unacceptable’ – and the access point ‘is on a bend in the road where there is frequently speeding’, and access and egress from the site could therefore ‘not be achieved safely’.
In the report to the committee, it says it is considered that the outline proposal is ‘acceptable’ when assessed against Warrington’s adopted Local Plan taking into account ‘material considerations’.
