A CLOSED and vacant former village social club has been listed up for sale on the property market.
The Bridgewater Club, on Whitbarrow Road in Lymm, is described as being ‘ideal for residential development’ subject to planning permission, as well as its existing commercial use.
With 2,300 square-feet of space and the ‘potential for extra floors’, the former Lymm Conservative Club building closed its doors in late 2022.
It has since suffered damage from a burst water pipe and has become a target for anti-social behaviour, but it is now on the market for offers in excess of £400,000
Estate agents Morgan Williams say the freehold building is in an ‘excellent, idyllic and secluded’ location, within easy reach of the village centre and with a ‘scenic outlook’ along Bridgewater Canal.
The listing reads: “We are delighted to offer for sale this rare and exciting freehold development opportunity.
“The property comprises a predominantly single-storey former social club premises that is now offered for sale with full vacant possession.
“We are of the opinion that the property offers significant redevelopment potential, and we expect buyer demand to be extremely high.
“The asset is formed by two separate freehold titles that provide clean and clear ownership to the footprint of the building only.
“There is a garden area to one side that is used by the club, however, it forms part of the Bridgewater Canal title.
“Buyers must satisfy themselves as to the potential for this land in conjunction with future use of the property.
“Internally, the property comprises a former social club that is predominantly open-plan and is arranged over the ground floor only, with the exception of a small lower-ground-floor garage and entrance area.
“Toilet and kitchen facilities are provided, and all mains services are understood to be connected.
“The property will be marketed by private treaty, with a best and final tender process on a date to be confirmed, whereby unconditional offers will be preferred.”
