WORK is set to start ‘imminently’ to build the first homes as part of the controversial Peel Hall development.

The threat of the site being built on has been one residents have been set against for more than 30 years.

Despite the council refusing outline permission for 1,200 homes being built there, the decision was overruled by the Planning Inspectorate in November 2021.

Linden Homes, part of the Vistry Group, has announced it will be building 168 new homes later this year, of which 58 will be affordable housing.

Extending between Poplars Avenue to the south and Elm Road to the west, the first phase from Linden is a collection of three, four and five-bedroom homes named Radley Woods.

Construction will commence at the end of the year, with the first homes anticipated to be released in early 2025 and ready for occupation next summer.

The homes will feature Linden Homes’ signature design and specification and will be situated alongside multiple play areas, allotments and a new footpath network.

The first phase also includes brand new sports pitches with changing facilities, which form part of Vistry’s wider plans for the site.

Additionally, the wider Peel Hall site will include a new primary school and residential care home, plus leisure, retail and hospitality facilities.

The homes will be Linden Homes’ first collection in Warrington, following the success of Hatters Chase in nearby Sandymoor.

Vistry says Radley Woods is expected to attract a variety of homeowners, including first-time buyers and growing families.

“Conveniently located near to the M62 and just a short drive from Warrington town centre, the development also provides easy access to the countryside, A spokesman said.

“Radley Woods forms part of a wider development at Peel Hall Garden Village, which will see Vistry create up to 1,200 homes.”

Gemma Hardy, managing director of Vistry Merseyside and Cheshire West, said: “We are really proud to be initiating this transformative development, with a collection of aspirational new homes.

“Our nearby Hatters Chase development in Sandymoor has shown there is a huge appetite for well-connected homes in this area of Cheshire.

“We are expanding our presence by providing homeowners with a variety of options to suit their needs and budgets and will be offering a range of buying schemes when Radley Woods launches in 2025.”
