A PLANNING application that proposed converting a praised business into a house has been approved.

An application was submitted to Warrington Borough Council to develop Tina’s Sandwich Bar, on Thelwall Lane in Latchford, was submitted in June.

The business, which is listed online as being permanently closed, was praised for its breakfasts and sandwiches.

One reviewer wrote on TripAdvisor: “This is by far one of the best sandwich shops in the north west.

“A family-run business with a great selection of hot and cold sandwiches, toasties and hot and cold drinks at a great price.

“Very much value for money, tasty food and staff who greet you with a smile – what more could you ask for?”

It was last reviewed on TripAdvisor in April 2022, but now the former sandwich bar will become a residential property.

Floorplans submitted with the application showed that the ground floor of the building, which was used as the shop on one side and a living room and dining room of the other, would be developed to allow for more residential space.

“The proposal is for change of use only, with the only changes being the creation of an internal structural opening,” the application read.

“The site is almost fully developed apart from a small rear yard that is clearly paved and therefore of no value.

“On that basis, we are satisfied that we comply with planning policy.”

Warrington Borough Council approved the application to change the use of the building from a shop to a dwelling on Tuesday.

In its decision letter, the application was granted with conditions including that the development of the property must be commenced within the next three years.

The grill shutters on the shopfront, window lettering and all external signage and lettering must all be removed and the outside of the building ‘made good’ before the ground floor can be used as a dwelling.
