A PROPERTY on a major route through the town centre that is currently used as offices looks set to be converted into HMOs.

Plans have been submitted to Warrington Borough Council’s planning department for numbers seven to nine Wilson Patten Street.

Applicant Parkhurst Properties is seeking a change of use from office to two eight-bedroom houses of multiple occupation, or HMOs.

The scheme also includes associated alterations such as car parking, cycle parking and landscaping.

The site forms part of a row of semi-detached and terrace properties on the north side of Wilson Patten Street.

The property is currently offices but is largely unused, with existing business People Solutions due to relocate imminently.

The subject property was originally constructed as a pair of Victorian villas which have since been combined internally and converted to office use.

Documents state: “The scheme will reinstate the subdivision of the property with an eight-bed HMO in each building.

“The properties will effectively be mirror images.

“Each will comprise a kitchen-dining room and living room at basement level, three bedrooms on the ground floor, four bedrooms on the first floor and a single bedroom at second floor.

“All HMO bedrooms will be well proportioned with ensuite bathrooms.

“The HMO will be targeted to private residents seeking an affordable housing solution in the area.

“These residents are likely to be young professionals working within the Warrington area, on lower wages who cannot afford to rent and pay all the bills associated with a one-bed apartment on their own, or who prefer to share with others and live in a high-specification co-living house which they could not afford otherwise.”

The application is with the council and will be decided upon in due course.
