PLANS have been submitted for the demolition of a house in Lymm, with a proposed new build taking its place.

The house, on Millbank, was built in the 1970s, and its owners are eyeing it for demolition.

Planning documents suggest the house and its land are of 'neutral' to 'low' archaeological, architectural/artistic and historic interest.

There will be no changes to the driveway area, with the site maintaining its parking provisions for four spaces - however, there will be two new spaces for bicycles.

The new house is set to comprise two storeys, plus a basement.

On the ground floor it is planned that there will be a drawing room, dining room, open-plan kitchen/lounge area, a utility, toilet/shower room, and garage with provisions for electric vehicle charging.

The first floor will include four bedrooms – all en-suite – with the master bedroom featuring a walk-in dressing area, as well as a room with a full-wall window looking out onto the property’s land.

Another bedroom on the first floor is also planned to have a walk-in dressing/wardrobe area, too.

Planning documents show that the basement will have two rooms - if planning permission is granted - one will be a home gym facility, and the other is planned to be a game and cinema room.

The application for permission shows that the new build is expected to be red brick with a slate-pitched roof.

Randle White Architects say: "We believe the proposed development can make a positive contribution to the area without adversely affecting the amenity of any neighbouring properties.

"The proposed development has been designed sustainably to be a development that meets the needs of the present without compromising the ability of existing communities and future generations to meet their own needs.

"Sustainability is central to the economic, environmental and social success of the country and is the core principle underpinning planning."

This planning application is currently under consideration by the planning committee at Warrington Borough Council - the council has until Monday, January 30, to make a decision on the viability of this planning application.
