A HISTORIC building dating back to the Georgian period is set to receive a new lease of life.

Plans have been approved to transform the Grade II-listed building in Bewsey into a house of multiple occupation (HMO).

The application, which has been approved by Warrington Borough Council’s planning department, relates to a former children's day nursery on Bewsey Road.

Documents state that the semi-detached property, on a plot of land measuring 270square-metres, was built in 1825.

Applicant Swinley Road Property Limited proposed a change of use to a 10-bedroom, high-quality co-living accommodation, with landscaping and associated infrastructure.

The property comprises a substantial three-storey building set over four floors when including the basement chambers.

It is understood the property was originally built as a private residence, following which it was used as a hotel and most recently as a children’s day nursery.

Plans state that the building has been empty for some 12 years, during which time much of the internal original features have been removed or lost due to break-ins and anti-social behaviour.

The application states that the bedrooms would be spread out over four floors, with each room fitted with an en-suite bathroom.

“The scheme will deliver a valuable change of use to contribute to the mix and variety of local housing provision,” documents add.

No objections or letters of support were received.

In approving the application, the planning officer said: “The principle of a HMO would be acceptable, and there would be no unacceptable impacts on the defined local character.

“There would be less than substantial harm to the listed building, which would be outweighed by the public benefits of the proposals.

“In addition, there would be no unacceptable impacts in relation to residential amenity or the local highway network subject to conditions.

“For these reasons, it is recommended that planning permission be granted.”
