PLANS to demolish a property in Lymm to pave the way for redevelopment have been submitted.

The status of the application for Ravenbank House, on Pepper Street, is listed as ‘pending consideration’.

A design, access and planning statement has been prepared in support of the application.

It states the property is currently occupied by a large, dilapidated and detached red brick house.

The application seeks detailed consent for the redevelopment of the land for residential purposes, for a single replacement house including site layout and access.

Ravenbank House and the proposed development plot is accessed from Pepper Street via a private unadopted road, which also serves as the access for two newly developed houses and the caravan storage land to the east.

The design, access and planning statement says the proposal seeks consent for the ‘substitution of one detached dwelling house with a replacement house’, and that the principle of a larger house on the site has ‘already been established’ and the ‘only significant issue’ therefore is whether the house proposed ‘improves or is to the detriment of’ the area.

It adds: “The benefits of a modern purpose designed modern thermally efficient house suited to the needs of modern living for an older family far outweigh any disbenefits of redevelopment.

“The impact upon the wider area is a significant improvement in design terms and the impact other residential properties in the area is very limited.

“Whereas an extended house would provide more living space, it would not address the fundamental design compromises of the older property.

“Replacement with a new thermally efficient well-designed house would provide a much more environmentally friendly and attractive statement.”

The document adds that the proposals is considered to accord with relevant national policies in the national planning policy framework, as well as the core strategy for Warrington.
