HOUSE prices in Birchwood have risen by tens of thousands of pounds in just 12 months, figures show.
According to property site Zoopla, valuations of detached houses sold in Birchwood since October 2021 have increased drastically.
One property was bought for £205,000 in November 2021, and is now valued at up to £263,000 - an increase of £58,000 in less than a year.

Despite UK house prices increasing in Aug 2022, annual growth slowed because of the sharp rise in house prices in Aug 2021, following changes in the stamp duty holiday.

There were 23 detached properties sold in Birchwood over the last 12 months, with every property's valuation increasing in the time since they were last sold.
The lowest amount a valuation has increased by is £2,000 since June 2022, with the largest increase being £71,000 since a three-bedroom property was sold in November 2021.
Across the 23 properties sold in Birchwood in the last 12 months, valuations went up by a combined total of more than £800,000 - averaging at £34,851.52 per property.
Current averages for properties sold in Birchwood are as follows for the last 12 months:
- Detached - £297,753
- Semi-detached - £171,505
- Terraced - £140,833
- Flat - £88,375
According to the Land Registry, prices in Warrington as a whole have risen by nearly one-fifth in the same time.
In August, house prices in the town rose by 0.3 per cent since the previous month, taking Warrington's annual increase to 17.5 per cent.
Across every property sold in the town between 2021 and 2022, the data suggests that the average asking price increased by £39,000.
The average price of a property in Warrington currently stands at £261,167.
This places Warrington in the five highest-increasing areas for house prices in the North West.
For first-time buyers in Warrington, the average spend on a property was £215,000, which is an increase of £32,000 since 2021, and a significant rise of £62,000 since 2015.
According to Zoopla figures, the current average prices that properties in Warrington were sold for over the past 12 months are as follows:
- Detached - £404,248
- Semi-detached - £244,159
- Terraced - £171,331
- Flat - £126,140
This places the average price of a property in Warrington at a higher price than the average for the region (£219,025) but lower than the national average (£295,903).
