IMPRESSIVE progress is being made on a major development on the site of one of Warrington’s most famous hotels.
Work is progressing at pace to build 45 retirement apartments, a 66-bed care home and a children’s nursery on Whitbarrow Road in Lymm.
The land was formerly occupied by Lymm Hotel, which closed in June 2019, but has a rich history in hosting Pele and the Brazil national football team during the 1966 World Cup.
It has also acted as the starting point for village celebrations such as Dickensian Day, as well as hosting countless weddings and family celebrations.
The Minerva Place apartment development is now 20 per cent sold off plan, with the build progressing well towards the intended completion date of this December.
Interest has been ‘incredible’, which McGoff Group says is testament to its highly desirable location in Lymm’s leafy conservation area.
The first of its kind in the north west, the project is a new concept of ‘inter-generational living’, bringing young and old together to form a ‘thriving new hyperlocal community with proven health, social and wellbeing benefits for all’.
The nursery will be operated by Back to the Garden, focussing on active learning and outdoor play in a garden setting.
Group sales director Paul Danks said: “We have been delighted with the response to the development from locals in Lymm village.
“Many buyers are very much looking forward to moving into Minerva Place when we complete in December.
“We are also seeing an increase in enquiries for the care home, and also our day nursery, with both starting to take details for places.
“With build progressing well and everything on track for intended completion dates, we are looking forward to the last quarter of the year when the development will come to life.”
At present, 50 per cent of the roof is now complete on the apartment block, while the internal fit out of the apartments has also commenced.
Mechanical and electrical works and the internal wall construction is ongoing.
The care home is ahead of schedule, largely due to its lightweight steel frame construction which enables the roof to go on faster, also making the building watertight which helps to speed up the process.
The external brickwork on the care home is just about complete, with scaffolding due to be dismantled shortly.
Internally, the care home is at final plastering and final finishing phase, including ceramic tiling, interior decoration and flooring.
The nursery is also progressing well too, with brickwork up to the first floor and the first floor concrete planks ready for installation.
The next step is the launch of the new show apartment at Minerva Place in September, giving potential homebuyers the chance to see the development for the first time and imagine themselves at home.
