ANOTHER large warehouse could be built in Warrington after plans were submitted to Warrington Borough Council.

The scheme relates to land to the west of Omega Boulevard at Lingley Mere Business Park.

The application seeks approval for the construction of a single commercial building to provide flexible employment space for industrial, storage or distribution use.

Applicant PBBE Warrington BV says the 1.81-hectare site would also offer office space, parking and landscaping.

The site is currently vacant land that has not been in use since the demolition of Burtonwood Airbase in the 1990s.

It remains one of the undeveloped plots of the wider Lingley Mere offering, which has undergone development for a wide range of uses over recent decades.

The site’s immediate context consists mainly of industrial and logistical buildings, and this new building would match those by featuring grey or silver cladding.

The proposal consists of a single building totalling approximately 8,257-square metres of new employment space, representing a site density of around 45 per cent.

If approved, the site would feature 88 car parking spaces, along with room for five motorbikes, 16 bicycles and five disabled spaces.

Documents submitted as part of the application state: “This demonstrates an efficient use of land, maximising development on site without compromising the adjacent areas or operational characteristics of this form of use.

“The proposal offers a development that will bring the potential for further employment and economic growth in the area.”
