A DEVELOPER wants to demolish ‘dated’ buildings at a business park in Risley and replace them with two large warehouses.

Applicant St Modwen Developments has asked Warrington Borough Council for planning permission for land at Trident Business Park.

The 3.37-hectare site is located north of Daten Avenue and west of Trident Way.

It currently accommodates a variety of ‘dated employment buildings’, the former Noggin Inn pub and areas of car parking and landscaping.

Plans propose to demolish the existing buildings and redevelop the site for further employment use.

One warehouse would have a floorplan measuring 82,893 square feet, or 7,701 square metres, include eight loading docks, consist of 26 HGV parking spaces and 79 car parking spaces.

The second would have a floorplan measuring 43,005 square feet, or 3,995 square metres, as well as two loading docks and 45 car parking spaces.

Both units would be cladded in silver, metallic or grey metal.

A design and access statement submitted as part of the application reads: “The development of this site will result in a well-designed, high-quality scheme that is an asset to the area and will provide a desirable development.

“It is anticipated that the scheme will act as a catalyst for new jobs and bring welcome investment to the local community.

“The development represents an investment to the area and will help to promote and support employment growth and stimulate economic regeneration to the area, cohesive with regional and local aspirations.

“The design seeks to minimise the impact on its surroundings, providing an opportunity for the development of attractive, contemporary and cohesive buildings that are fit for purpose and safe for all to use.”
